None — open enrollment. However, a basic understanding of financial markets and investment principles is recommended.

Course Outline

Day 1: Introduction to Alternative Investments

Objectives:
• Define alternative investments and differentiate them from traditional asset classes
• Identify the major categories of alternative investments
• Understand the role of alternative investments in portfolio diversification
• Recognise the regulatory and compliance framework for alternative investments in South Africa
• Evaluate the risk-return profile of alternative investments

Topics:
• Overview of alternative investments: private equity, hedge funds, real estate, commodities, infrastructure, and collectibles
• Comparison with traditional investments: equities, bonds, and cash
• Benefits and risks of alternative investments
• Regulatory environment: FSCA, FAIS, and CISCA requirements
• Due diligence and manager selection

Day 2: Private Equity and Venture Capital

Objectives:
• Explain the structure and lifecycle of private equity funds
• Distinguish between venture capital, growth equity, and buyout strategies
• Analyse the valuation methods used in private equity
• Understand the process of deal sourcing, due diligence, and exit strategies
• Evaluate the performance metrics for private equity investments

Topics:
• Private equity fund structure: general partners, limited partners, and fund terms
• Venture capital: stages of financing and key players
• Valuation techniques: DCF, comparables, and LBO models
• Exit strategies: IPO, trade sale, secondary sale, and write-off
• Performance measurement: IRR, MOIC, and TVPI

Day 3: Hedge Funds and Managed Futures

Objectives:
• Describe the various hedge fund strategies and their risk profiles
• Analyse the fee structures and terms of hedge fund investments
• Understand the role of leverage, derivatives, and short selling in hedge funds
• Evaluate the performance and risk metrics specific to hedge funds
• Discuss the regulatory considerations for hedge funds in South Africa

• Hedge fund strategies: long/short equity, event-driven, global macro, relative value, and managed futures
• Fee structures: management fees, performance fees, and high-water marks
• Use of leverage and derivatives
• Performance analysis: alpha, beta, Sharpe ratio, and drawdowns
• Regulatory landscape: offshore funds, local funds, and investor protection

Day 4: Real Assets: Real Estate, Infrastructure, and Commodities

Objectives:
• Differentiate between direct and indirect real estate investments
• Explain the characteristics and valuation of infrastructure assets
• Analyse commodity investments: futures, ETFs, and physical ownership
• Understand the impact of inflation and economic cycles on real assets
• Evaluate the role of real assets in portfolio construction

Topics:
• Real estate: REITs, direct property, and real estate funds
• Infrastructure: core, core-plus, and greenfield investments
• Commodities: energy, metals, and agricultural products
• Inflation hedging properties of real assets
• Valuation approaches: cap rates, DCF, and replacement cost

Day 5: Portfolio Construction and Practical Integration

Objectives:
• Construct a diversified portfolio incorporating alternative investments
• Apply asset allocation models that include alternatives
• Perform performance attribution and risk analysis for a multi-asset portfolio
• Understand the liquidity management and redemption terms of alternative funds
• Develop a client communication strategy for alternative investments

Topics:
• Strategic asset allocation with alternatives
• Portfolio optimisation: mean-variance, risk parity, and factor-based approaches
• Performance attribution: asset allocation vs. security selection
• Liquidity planning and cash flow management
• Client suitability, reporting, and ethical considerations

Overview

Learners will engage in hands-on case studies and simulations to apply the concepts of alternative investments. Practical exercises include fund analysis, portfolio construction, and performance evaluation using real-world data and tools.

Practical Activities
  • Practical 1: Due Diligence on a Private Equity Fund — Learners review a sample private equity fund offering memorandum and conduct due diligence on key terms, track record, and strategy. (4h)
  • Practical 2: Hedge Fund Strategy Simulation — Using a simulation platform, learners implement a long/short equity strategy and manage a hedge fund portfolio with leverage and derivatives. (4h)
  • Practical 3: Real Asset Valuation and Portfolio Allocation — Learners value a commercial property and a commodity ETF using DCF and comparables, then allocate a multi-asset portfolio with real assets. (4h)
  • Practical 4: Client Portfolio Construction and Presentation — Learners build a diversified portfolio for a high-net-worth client including alternatives, and present the investment proposal with risk-return analysis. (4h)

Summatives

Each delegate is assessed continuously throughout the course via daily exercises, scored practical assignments, and a final summative test at the end.

Practical Assignments — 30%

Practical assignments are observed and scored against a rubric during the practical sessions. Each delegate's practical mark is averaged into a single 100% score and contributes 30% to the final total.

Daily Exercises — 20%

Every training day ends with a multiple-choice exercise scored out of 100%. The scores from each daily exercise are averaged across the duration of the course to produce a Daily Average mark, which contributes 20% to the final total.

Final Test — 50%

On the last day a final summative test is written. It is a multiple-choice paper with multiple-answer questions: each question may have more than one correct option, and a single wrong selection on a question marks the entire question wrong — no partial credit. The final test is scored out of 100% and contributes 50% to the overall mark.

Certificate

Certificate of Completion

Awarded to delegates who achieve an overall mark of 50% or higher on the Final Total (Practicals 30% + Daily Average 20% + Final Test 50%).
