This course equips learners with the knowledge and skills to operate, monitor, and maintain Building Management Systems (BMS) in commercial and industrial environments. Course Outline

Day 1: Introduction to BMS and System Architecture

Objectives:
• Define BMS and its role in building operations
• Identify key components: sensors, controllers, actuators, and networks
• Explain the hierarchy of BMS architecture (field, automation, management levels)
• Describe common communication protocols (BACnet, Modbus)
• Understand the benefits of BMS for energy efficiency and occupant comfort

• Overview of BMS components: sensors, controllers, actuators, HMIs
• BMS architecture: field level, automation level, management level
• Communication protocols: BACnet, Modbus, LonWorks
• Energy management and sustainability benefits
• Case studies: typical BMS applications (HVAC, lighting, access control)
• Introduction to BMS standards and regulations (SANS, ISO)
• Safety considerations in BMS installation and operation

Day 2: Sensors, Actuators, and Controllers

Objectives:
• Classify different types of sensors (temperature, humidity, pressure, flow)
• Explain actuator types (valves, dampers, relays) and their control signals
• Describe controller types (DDC, PLC) and their programming basics
• Interpret sensor calibration and accuracy requirements
• Apply wiring and termination best practices for field devices

Topics:
• Temperature sensors: RTDs, thermocouples, thermistors
• Humidity sensors: capacitive, resistive
• Pressure and flow sensors: transmitters, switches
• Actuators: modulating (0-10V, 4-20mA) and floating control
• Controllers: DDC controllers, PLCs, and their input/output modules
• Basics of controller programming: logic, PID loops, schedules
• Wiring, shielding, and termination techniques
• Sensor calibration procedures and documentation

Day 3: BMS Networking and Communication Protocols

Objectives:
• Differentiate between BACnet, Modbus, and proprietary protocols
• Design a simple BMS network topology (bus, star, ring)
• Configure BACnet objects and devices
• Troubleshoot common network issues (termination, addressing)
• Understand cybersecurity basics for BMS networks

Topics:
• Overview of BMS communication protocols: BACnet, Modbus, LonWorks, KNX
• BACnet: objects, properties, services (Who-Is, I-Am, ReadProperty, WriteProperty)
• Modbus: RTU vs TCP, addressing, function codes
• Network topologies and media (RS-485, Ethernet, wireless)
• Configuring BACnet routers and gateways
• Troubleshooting network connectivity: termination, biasing, noise
• Cybersecurity principles: segmentation, passwords, updates
• Practical: setting up a simple BACnet network

Day 4: BMS Programming, Graphics, and Alarm Management

Objectives:
• Create a basic control sequence (e.g., PID loop for AHU)
• Develop HMI graphics for system monitoring
• Configure alarms, events, and trends
• Implement energy-saving strategies (scheduling, setpoint optimization)
• Perform basic commissioning and testing of control logic

Topics:
• Control sequences: PID, ON/OFF, floating control
• HMI graphics: building floor plans, dynamic symbols, navigation
• Alarm management: priority, acknowledgement, notification
• Trending and data logging for performance analysis
• Energy optimization: demand-controlled ventilation, optimum start/stop
• Commissioning: verifying sensor readings, actuator response, sequence of operations
• Practical: programming a simple controller (e.g., temperature control loop)
• Practical: building an HMI graphic with live data

Day 5: System Integration, Maintenance, and Troubleshooting

Objectives:
• Integrate BMS with other building systems (lighting, fire, security)
• Perform preventive maintenance tasks on BMS components
• Diagnose and resolve common BMS faults (communication, sensor drift)
• Interpret system reports for energy management
• Plan a BMS upgrade or retrofit project

Topics:
• Integration with lighting control (DALI, 0-10V)
• Integration with fire alarm and access control systems
• Preventive maintenance schedules: cleaning, calibration, firmware updates
• Troubleshooting methodology: isolate, test, replace
• Common faults: sensor drift, actuator failure, network dropouts
• Energy reports: kW, kWh, demand, efficiency metrics
• BMS upgrade planning: compatibility, cost-benefit, phased implementation
• Practical: fault-finding exercise on a simulated BMS

Overview

Hands-on practicals are essential for this course to develop competence in wiring, configuring, programming, and troubleshooting BMS components. Learners will work with actual sensors, controllers, and software to apply theoretical knowledge in simulated building scenarios.

Practical Activities
  • Sensor and Actuator Wiring & Calibration — Learners wire temperature, humidity, and pressure sensors to a DDC controller, calibrate them using reference standards, and test actuator response. (4h)
  • BACnet Network Configuration — Learners set up a simple BACnet MS/TP network with multiple controllers, assign device instances, and verify communication using a BACnet scanner. (3h)
  • Controller Programming and HMI Graphics — Learners program a DDC controller with a PID loop for AHU temperature control and create an HMI graphic with dynamic elements. (5h)
  • System Integration and Fault-Finding — Learners integrate a lighting control point into the BMS and diagnose pre-installed faults (sensor drift, actuator stuck, network drop). (4h)

Summatives

Each delegate is assessed continuously throughout the course via daily exercises, scored practical assignments, and a final summative test at the end.

Practical Assignments — 30%

Practical assignments are observed and scored against a rubric during the practical sessions. Each delegate's practical mark is averaged into a single 100% score and contributes 30% to the final total.

Daily Exercises — 20%

Every training day ends with a multiple-choice exercise scored out of 100%. The scores from each daily exercise are averaged across the duration of the course to produce a Daily Average mark, which contributes 20% to the final total.

Final Test — 50%

On the last day a final summative test is written. It is a multiple-choice paper with multiple-answer questions: each question may have more than one correct option, and a single wrong selection on a question marks the entire question wrong — no partial credit. The final test is scored out of 100% and contributes 50% to the overall mark.

Certificate of Completion

Awarded to delegates who achieve an overall mark of 50% or higher on the Final Total (Practicals 30% + Daily Average 20% + Final Test 50%).
