Course Outline

Day 1: Introduction to Building Maintenance and Safety

Objectives:
• Understand the scope and importance of building maintenance.
• Identify common building materials and their maintenance needs.
• Apply basic health and safety principles in maintenance work.
• Explain the role of preventative maintenance.
• Recognize tools and equipment used in building maintenance.

Topics:
• Overview of building maintenance: types (preventative, corrective, predictive).
• Building components: structural, electrical, plumbing, HVAC.
• Common building materials: concrete, brick, wood, metal, glass.
• Health and safety regulations (OHSA).
• Personal protective equipment (PPE).
• Basic hand tools and power tools.
• Introduction to maintenance planning and scheduling.
• Importance of documentation and reporting.

Day 2: Structural and Masonry Maintenance

Objectives:
• Identify common structural defects in buildings.
• Perform basic masonry repairs (brickwork, plastering).
• Apply waterproofing techniques.
• Inspect and maintain roofs and gutters.
• Understand concrete repair methods.

Topics:
• Structural defects: cracks, settlement, dampness.
• Masonry repair techniques: repointing, patching, plastering.
• Waterproofing: damp-proof courses, sealants, membranes.
• Roof maintenance: types (tile, metal, flat), leak detection, gutter cleaning.
• Concrete repair: spalling, crack injection, surface treatments.
• Inspection checklists for structural elements.
• Safety considerations for working at heights.
• Record keeping for structural maintenance.

Day 3: Electrical and Plumbing Systems Maintenance

Objectives:
• Identify common electrical faults and perform basic repairs.
• Maintain plumbing fixtures and drainage systems.
• Comply with electrical and plumbing regulations.
• Replace or repair taps, toilets, and light fittings.
• Understand water supply and sewerage systems.

• Electrical systems: circuits, switches, sockets, lighting.
• Electrical safety: lockout/tagout, testing for live circuits.
• Common electrical faults: tripping, loose connections, bulb replacement.
• Plumbing systems: water supply pipes, fittings, valves.
• Drainage systems: unblocking drains, cleaning traps.
• Tap and toilet repairs: washers, floats, cisterns.
• Regulations: SANS 10142 (electrical), SANS 10252 (plumbing).
• Energy and water efficiency practices.

Day 4: HVAC, Painting, and Finishing Maintenance

Objectives:
• Perform basic HVAC maintenance (filter cleaning, thermostat checks).
• Prepare surfaces and apply paint correctly.
• Maintain doors, windows, and locks.
• Identify and treat pest infestations.
• Understand fire safety systems and maintenance.

Topics:
• HVAC systems: types (split, ducted), filter replacement, condenser cleaning.
• Painting: surface preparation, primer, paint types, application methods.
• Door and window maintenance: hinges, handles, seals, glazing.
• Locks and security hardware: lubrication, adjustment, replacement.
• Pest control: common pests (termites, rodents), treatments.
• Fire safety: extinguishers, alarms, sprinklers, inspection schedules.
• Flooring maintenance: tiles, carpets, vinyl.
• Finishing touches: caulking, grouting, sealing.

Day 5: Maintenance Planning, Inspection, and Practical Integration

Objectives:
• Develop a preventative maintenance schedule.
• Conduct a building inspection and write a report.
• Prioritize maintenance tasks and estimate costs.
• Apply knowledge in a simulated practical scenario.
• Understand legal and contractual aspects of maintenance.

Topics:
• Maintenance planning: work orders, scheduling, inventory management.
• Building inspection: systematic approach, checklist usage.
• Reporting: defect identification, photographic evidence, recommendations.
• Cost estimation: materials, labour, contractor quotes.
• Legal aspects: warranties, service level agreements, compliance.
• Emergency maintenance procedures.
• Sustainability in maintenance: green practices.
• Course review and assessment.

Practicals

16 hours of practicals To be conducted online or on-campus or in-house
Overview

Learners engage in hands-on practical sessions to apply maintenance skills in a controlled workshop environment. These sessions reinforce theoretical knowledge and develop competence in using tools, diagnosing faults, and performing repairs.

Practical Activities
  • Masonry Repair Practical — Learners practice repointing brickwork, patching plaster, and applying waterproofing compound on mock wall sections. (4h)
  • Electrical and Plumbing Practical — Learners perform basic electrical tasks (replacing a socket and light fitting) and plumbing repairs (replacing a tap washer and clearing a blocked drain). (4h)
  • Painting and Finishing Practical — Learners prepare a surface (fill cracks, sand) and apply paint using brush and roller. Also practice lubricating door hinges and adjusting a lock. (4h)
  • HVAC and Inspection Practical — Learners clean an HVAC filter, check thermostat settings, and conduct a building inspection using a checklist, writing a brief report. (4h)

Summatives

Each delegate is assessed continuously throughout the course via daily exercises, scored practical assignments, and a final summative test at the end.

Practical Assignments — 30%

Practical assignments are observed and scored against a rubric during the practical sessions. Each delegate's practical mark is averaged into a single 100% score and contributes 30% to the final total.

Daily Exercises — 20%

Every training day ends with a multiple-choice exercise scored out of 100%. The scores from each daily exercise are averaged across the duration of the course to produce a Daily Average mark, which contributes 20% to the final total.

Final Test — 50%

On the last day a final summative test is written. It is a multiple-choice paper with multiple-answer questions: each question may have more than one correct option, and a single wrong selection on a question marks the entire question wrong — no partial credit. The final test is scored out of 100% and contributes 50% to the overall mark.

Certificate

Certificate of Completion

Awarded to delegates who achieve an overall mark of 50% or higher on the Final Total (Practicals 30% + Daily Average 20% + Final Test 50%).
